Rewiring York Homes

We are based in York, and we do more rewiring here than anywhere else we work. That is not a coincidence: 46.7% of York’s housing predates 1961, and the district records the highest share of dwellings needing major repairs of any area we serve, at 8.9%.

Knob-and-tube and early two-wire

Both common here. We establish what is actually energised before recommending a scope.

Service entrances that need rebuilding

On York's oldest houses the mast, weatherhead and meter base usually need replacing alongside the panel.

Targeted or full

Plenty of York houses need three circuits retired, not a whole-house rewire. We will tell you which.

Ten minutes away

From McRoberts we can assess before quoting, and come back quickly if something turns up mid-job.

York's Housing, and What Is Behind the Walls

York went up as a streetcar suburb between roughly 1913 and 1940, and the electrical legacy is consistent.

York: what we actually findNot every York house needs a full rewire. A great many need two or three original circuits retired and the service entrance rebuilt — a much smaller job, and the honest one.

46.7% predates 1961

Close to half of York's homes were built when a 60-amp service and knob-and-tube branch circuits were standard specification. Many have been upgraded since; a surprising number have only been added to.

The highest major-repair rate we serve

At 8.9% of dwellings, York leads our areas for housing needing major repairs. On rewires that shows up as service entrances, masts and meter bases that need rebuilding rather than a panel that simply needs swapping.

Additions layered on additions

Ninety years of finished basements, added kitchens and rented rooms have been spliced onto circuits never designed for them. The splice, usually outside a box, is the failure point far more often than the original conductor.

How We Rewire in York

01

Assess in person

We are minutes away, so we look properly. On York services what the panel says and what the service actually is often disagree.

02

Scope it honestly

If three circuits need retiring rather than the whole house, we will say so. A targeted remediation is frequently the right answer here.

03

Service, rough-in, inspect

Service entrance and panel first, then zone by zone, ESA inspection filed under our licence.

York Neighbourhoods We Serve

We work right across York. If your street is not listed it almost certainly still counts — see home rewiring in full, or our York electricians page.

York Rewiring FAQs

Are you actually based in York?

Yes — our shop is on McRoberts Avenue. Most of York is ten to fifteen minutes away, which is why we assess rewires in person rather than pricing them off a description.

My York house still has a fuse panel. Does that mean rewiring?

Not necessarily. A fuse panel is legal in an owner-occupied home and says nothing directly about the branch wiring behind it. What matters is what those circuits are wired in and whether they have been over-fused. We check both before recommending a scope.

How do I know if I have knob-and-tube?

In a basement or attic, look for white or dark-brown porcelain knobs holding single conductors clear of the joists, and porcelain tubes where wires pass through framing. The conductors run separately rather than together in a sheathed cable. Finding them does not prove they are live — determining that takes a meter.

Does the service entrance need replacing too?

Frequently in York. A service entrance built ninety years ago was sized for a much smaller service, and York's major-repair rate is the highest of our areas. We assess the mast, weatherhead and meter base as part of the quote rather than discovering them later.

Is a partial rewire worth doing?

Often, yes — and in York it is frequently the right answer. If previous owners already replaced the kitchen and bathroom circuits, retiring the two or three original runs that remain energised is a far smaller job than a full rewire and achieves the same safety outcome.
