Pot Lights in York Homes

Our shop is on McRoberts Avenue, in York. The housing here went up between roughly 1913 and 1940 and most of it still has the ceilings it was built with — plaster, often lower than people expect, with very little room above.

Shallow ceiling cavities

Low ceilings and tight joist bays are the norm here. Slim wafer fixtures exist for exactly this, and we size to what the cavity actually allows.

Plaster without the mess

Scored and cut properly so the keys behind the lath stay put, with the patching agreed in writing before we start.

New circuits where needed

Nearly half of York's homes predate 1961. Where the existing lighting circuit is original, a new run from the panel is usually the right call.

Around the corner

From McRoberts we reach most of York in ten to fifteen minutes, so we can look at the ceiling before quoting it.

York's Ceilings, and What Is Behind Them

York was built as a streetcar suburb and the construction is consistent — which helps, once you know what to expect.

York: what we actually findCeiling height and joist depth decide fixture choice in York more than anywhere else we work. Slim wafer units exist precisely for shallow bays — but they need the cavity checked first.

46.7% predates 1961

Close to half of York's housing was built before 1961, which means plaster ceilings and original lighting circuits sized for one bulb per room. Adding six fixtures to a circuit like that is not a tap-in job.

Low ceilings, shallow bays

Many York semis and bungalows have ceilings under eight feet with shallow joist bays, sometimes crowded with later ductwork. Fixture depth matters here in a way it does not in newer housing.

The highest major-repair rate we serve

York records 8.9% of dwellings needing major repairs, the highest of our areas. When we open a ceiling here we sometimes find the wiring above it needs attention before anything new goes in — we tell you straight away rather than working around it.

How We Work in York

01

Look at it in person

We are minutes away, so the site visit happens before the quote. On York ceilings that is the difference between a price and a guess.

02

Check the circuit first

We establish what feeds the room and whether it can take the load, before choosing fixtures.

03

Install and make good

Fixtures aligned, dimmer matched to the driver, ESA notification filed under our licence.

York Pot Light FAQs

Are you really based in York?

Yes — our shop is on McRoberts Avenue. Most of York is a ten to fifteen minute drive, which is why we look at ceilings in person before quoting rather than pricing off a photo.

My ceilings are low. Can I still have pot lights?

Usually yes. Slim wafer LEDs need very little depth and exist for exactly this situation — they clip into the hole with a small driver box pushed into the cavity. What matters is checking the joist bay for ductwork and plumbing first, which in York's older housing is often crowded.

Will pot lights work with my old wiring?

The fixtures are new regardless; the question is the circuit feeding them. In a pre-1961 York home the existing lighting circuit is often original and sometimes knob-and-tube, which cannot legally be extended. A new circuit from the panel is frequently the honest answer, and we will say so.

How much mess do plaster ceilings make?

More than drywall, less than people fear. The fixture openings themselves are clean; the making good is around wiring runs that cross joists. We agree who patches and to what standard in writing before starting, which is what Ontario's consumer protection rules require of a written contract anyway.

Can you do the lighting during a renovation?

That is the best time. With the ceiling open the wiring runs are straightforward and there is no patching at all. If a renovation is coming, get the lighting layout designed then rather than retrofitting afterwards.
