Rewiring East York Homes

East York has the oldest housing of anywhere we work: 78.8% predates 1981 and 48.8% predates 1961. That makes rewiring one of the most common jobs we do here, and it makes the assessment matter — on stock this age the branch wiring is rarely the only thing needing attention.

Leaside's 1930s circuits

Built fast and built well, but on circuit counts that suited 1938 rather than a modern household.

Old East York's pre-war stock

Smaller homes, smaller services, and frequently a fuse panel worked around rather than replaced.

Full service entrances

On housing this old the mast, weatherhead and meter base usually need replacing alongside the panel.

Sized for what comes next

Charger, heat pump, basement suite — the service gets sized once for everything you are planning.

East York, Era by Era

East York was built in distinct waves and each rewires differently.

East York: what we actually findAbandoned wiring is everywhere in East York — decommissioned runs left stapled in place because removing them is labour with no benefit. Finding knob-and-tube does not mean it is live.

Leaside, 1929 to 1938

Leaside went from 68 houses in 1929 to 328 built in 1938 alone. The result is an unusually consistent stock of solid detached homes — and an unusually consistent set of original circuit counts now well past what a modern household asks of them.

Old East York, pre-1961

Just under half of East York predates 1961. Smaller homes on tighter lots, often with a fuse panel and original two-wire circuits that have been extended repeatedly rather than replaced.

An older grid upstream

East York sits downstream of infrastructure that has had its own failures — an upstream transformer station fault in August 2026 affected roughly 31,000 customers including parts of East York and Thorncliffe. Your wiring is not the grid, but sound bonding and a properly built service entrance are what protect the house when the grid misbehaves.

How an East York Rewire Runs

01

Verify rather than assume

On stock this old the panel label and the real service size frequently disagree, and abandoned circuits sit alongside live ones. We trace it properly.

02

Service entrance first

Mast, meter base, grounding and panel, so the new circuits have somewhere sound to land.

03

Zone by zone, then inspect

Roughed in a section at a time so the house stays usable, with ESA inspection on completion.

East York Rewiring FAQs

Does a Leaside house need rewiring?

It depends what is behind the walls, not on the address. Leaside's 1930s homes were well built, and many have been partially rewired over the decades. What we typically find is a mix: modern circuits in the kitchen and bathrooms, original runs feeding upstairs lighting. That often makes targeted remediation the right answer rather than a full rewire.

Is knob-and-tube in my basement a problem if it is not connected?

Not electrically. Plenty of East York homes have decommissioned knob-and-tube still stapled in place, because removing it is labour with no safety benefit. What matters is what is actually energised, and establishing that takes a meter and a licensed electrician rather than a visual guess.

Do I need to rewire before selling?

Not necessarily, but it will come up. A home inspection will flag knob-and-tube, and the buyer's insurance options may narrow — which typically surfaces during the conditional period rather than at listing. Knowing what is actually live, and having it documented, puts you in a much stronger position.

Will the service entrance need replacing?

On East York's oldest housing, usually. A service entrance built in the 1930s was sized for a very different household, and a rewire creates far more circuits than it was meant to carry. We assess the mast, weatherhead and meter base as part of the quote.

I live in Thorncliffe Park. Can you rewire my apartment?

Thorncliffe is almost entirely high-rise, and the electrical infrastructure in an apartment building belongs to the corporation rather than an individual unit. Work there runs through the building. We will say so up front rather than book a visit that cannot proceed.
